General Advice.
Generally borrowing money in any country in Europe is similar, here are some points worth remembering:
Interest rates are based on European Inter Bank Offered Rate, and will generally be a shade higher or lower depending on personal circumstances, and reviewed annually on the anniversary of your loan.
Always be very sure of the rates when borrowing money in differing currencies. For example borrowing in Euros when you are earning in Sterling or Dollars. If you are not using a mortgage adviser based in Spain, be sure that he is aware of the best deals on offer.
For a mortgage you will require the minimum requirements of: copies of your passport, bank statements, tax declarations, a bank reference and at least 3 salary slips. Or if sel -employed a certified statement of accounts from your accountant.
As a non-resident looking to buy in Spain you will be allowed to borrow up to 70% of the valuation or price depending on which is the lowest, depending on the lender's criteria. Some lenders will loan up to age 75 depending on assets and income.
MORTAGE FREQUENTLY ASKED QUESTIONS.
Can I apply for a mortgage now, even if I am buying off-plan and not completing until next year?
A Spanish mortgage only has a shelf life of approx 6 weeks from offer, so therefore should be applied for approx 10 weeks prior to completion.
How much can I borrow in Spain?
Mortgages are offered at a maximum of 70% of the property if you are not a Spanish Resident and 80% if you are a Resident.
Do I have to be in Spain to get a mortgage?
Generally Yes, at least once. You must attend the completion, though you can do this by having a lawyer in Spain with Power of Attorney. Most lawyers for a small fee will act for you as Power of Attorney, saving you a visit to Spain simply to sign contracts. What extra costs can I expect?
Legal, VAT, brokerage fees etc, allow approx 11% of the purchase price for these.
Will I have to pay bank fees?
All banks in Spain charge a 1% arrangement fee and most charge a 1% redemption fee (some charge 1.5%) They will also charge legal fees which form part of the 11% mentioned above. Some Spanish banks will also charge you for translation of documents into English or other European languages.

Can I get a mortgage quotation before I start looking?
Of course, we can give you an idea of the amount you would be paying as well as a decision in principle as to the amount you will be able to borrow.
My income is very difficult to prove. Will I be able to get a mortgage?
Of course this depends on exactly how much you want to borrow, but many Spanish banks will take into account bank statements (even if offshore) as well as references from your accountant etc. So don't assume just because you cannot formally prove income that you will be refused a mortgage.
I intend to retire there, can I get a mortgage in retirement?
Most mortgages in Spain must be concluded by your 70th birthday.
